Recently at BuildBIM we have developed an exploratory pilot project for Banco Crédito e Inversiones BCI, which aims to deliver a diagnosis for a future implementation of an asset management system using BIM platforms.
To carry out this study, BuildBIM collected digital information from different sources, including a previous As-Built survey conducted by third parties (Project Information Model), asset listings and drawings, in addition to checking the conformity of the information through site visits. The objective was to create an accurate model specifically prepared for Asset Information Model (Asset Information Model), representing an updated status of the analyzed building, including the number and characteristics of the assets, with the purpose of using this model for the operation and exploitation phase.
In addition, as an added value, we investigated different software and platforms available for Facility Management or Asset Management that integrate the use of BIM in the information flow and work structure and that adapt to the specific requirements of the client.

As part of the development of the DS-49 housing subsidy, our clients Inmobiliaria Aconcagua have commissioned BuildBIM to develop the MEP model for Lots D,E,F and G, which together total 10 blocks of 5 floors each and 290 units, distributed between social and commercial premises. The purpose of this distribution is to foster community integration and generate spaces for the economic development of the surrounding area.
For the project coordination, BuildBIM was in charge of the MEP ( Mechanical, Electrical and Sanitary), Civil, Landscaping and Topography models. Using tools complementary to the geometric interference detection, BuildBIM also provided an audit of construction, process, standard and model issues that helped to anticipate potential problems on site.

Oak Shores Block 3 and 4, are two blocks of buildings with 6 and 4 floors respectively. This apartment-style hotel is located on the shores of Queenstown’s Lake Wakatipu, offering stunning views of the lake and surrounding mountain ranges.
BuildBIM developed a LOD 300 MEP BIM Model and Hydraulic plans for the design stage, in addition to RFI’s and design issues which were raised in collaboration with Powell Fenwick’s engineering team.

The architecture office Bortnik y Yurisic Arquitectos was awarded the redesign of the Padre Antonio Ronchi Home for the Elderly in Coyhaique, a project in which BuildBIM is currently carrying out BIM Modelling and Coordination tasks. The architecture office MM-AC was awarded the redesign of the damaged areas of the Hospital Clínico San Borja Arriarán, a project in which BuildBIM currently leads the management and BIM Coordination of the project with the aim of achieving a BIM Level 3, which would be the first of its kind in healthcare projects in Chile. The medical complex is located in Santiago and includes more than 30,000 m2 distributed in operational floors and technical roof. The initiative aims to restore, normalise and optimise the services damaged at the beginning of 2021, maintaining the remaining structure and incorporating new standards and current regulatory requirements.
BIM maturity level 3 has advantages over previous levels, as all the potentialities of the BIM methodology are achieved. One of its most relevant features is that all data and information are shared in a Common Data Environment (CDE) hosted in the cloud, allowing the agents involved in the project to access a single source of information.
The project team and the Metropolitan Health Service review the effects of each action on the model in real time. This standard greatly facilitates the process for the actors involved and makes decision-making transparent, integrating coordination from the first design phase, which translates into a more efficient building process.

BuildBIM developed the 5D BIM model for the construction of the Colbún wind farm camp. Commissioned by Promet Montajes y Servicios, the 13,272 m2 facility includes urbanisation works, water treatment plants, recreational areas, and prefabricated modules for administration spaces, toilets, administrative offices, sleeping areas, first aid and others. The aim of the job was to create an accurate 5D BIM model to obtain a repository of precise objects for the quantity and cost estimation process and also to be used in future project bids.

BuildBIM provided Construction BIM Coordination and Modelling on the AHL 02 Datacenter Project, which will be the largest datacenter ever built in New Zealand. The 11,600 m2 level 40MW facility will be built on a five-hectare site in north Auckland. MM Arquitectos Consultores together with Bortnik Yurisic Arquitectos were awarded the public tender for the design of the Coquimbo Regional Comptroller’s Office Headquarters, commissioning BuildBIM to develop the digital coordination of the project. The building has a total of 2,643 m2 built on 4 levels above street level and 2 levels partially buried. The project proposal was to prioritise the private character of a comptroller’s office by materializing a monolithic building with a pure identity. The treatment of the two main elevations of the building translates into the interest in projecting a connection with its specific environment and in response to thermal comfort, closing to the south as a monolithic concrete volume, and opening to the north in search of light and views.

For this pilot, BuildBIM developed a quantity take-off template that allows information input, therefore reducing the need for high quality LOD models. The data extraction of these is coherent with the matrix required by Sigro.

MM-AC Architects were assigned by public bidding the rebuilding of BICRIM in Ovalle. The project consists of a total of 1741m2 as well as 1030m2 for parking and recreational areas. The program includes restricted access zones, technical advice area and security zones, among others.

Together with McKay, BuildBIM was contracted for the modeling and coordination of the electrical system. With a 500 bed capacity, as well as another 100 beds in the mental health unit, Waikeria Prison will become the largest in New Zealand.
480 prisoners will be held in the two largest areas of the prison, which has a total of 27 separate areas. There will also be rugby fields, tennis and basketball courses, a gymnasium, classrooms, reading areas and multipurpose spaces, along with gardening and recycling areas.

Our company collaborated with the technical inspection office, Ducci, to develop this digital coordination project for Ícono Building, consisting of 10 four-storey blocks.
Communication was managed via the Bimcollab software, which permitted all stakeholders to be involved in the process, facilitating the resolution of problems during the design stage. The detection of geometrical interferences was completed, in order for the regulatory review to be carried out by Ducci.

Construction Components, a company specializing in prefabricated construction and modular solutions, required the services of BuildBIM for the modeling, coordination and construction plans of its prefabricated bathrooms. Because the construction is done completely off-site, the accuracy of the information is critical.
The complete BIM integration in the offsite prefabrication process, included the advantage of reducing traditional construction costs, reduction of material loss, faster installation times, certainty in cost estimation, reduction of supervision in work and better quality construction and finishes.

BuildBIM, in collaboration with RedBike and McKay ,developed the Electrical modeling and coordination for the New Zealand International Convention Center (NZICC) in Auckland. This project had an estimated budget of NZD 700M, with high standard facilities.
BuildBIM’s role was to work with our client McKay to deliver BIM Management, Modeling and Coordination services for electrical systems, using a coordinated model to produce assembly and construction plans. A project of this scale includes a considerable density of services, which must be coordinated in conjunction with the steel structure, HVAC, Hydraulic, RCI and other sub specialties.

BuildBIM in collaboration with Construction Workshop and Atmos Engineering carried out modeling and coordination in the areas of Gastroenterology and Intensive Care Unit.The project had an investment of 15M NZD, including two critical and highly dependent areas within the hospital.
The project was particularly complex because the remodeling work that had to be done while the hospital was still running. Working together with Naylor Love, the main Service Coordinator, BuildBIM made the detection of critical interferences between the architecture, steel structure and existing services, in addition to developing the modeling of the HVAC specialty, and then delivering the manufacturing planimetry and as -builts for the reception of the project.

In collaboration with Cook Brothers Construction, BuildBIM developed the modeling of the HVAC project and its subspecialties, in addition to the development of the As-built plans for the recent facilities of the Portobello Marine Laboratory of the University of Otago, in New Zealand.
The marine science laboratory project had a value of 5M NZD, and includes a 6m Aquarium and a water treatment system that pumps 60,000 liters of water from the sea into the complex every hour.

The Distribution Center and Offices for the Black Fasteners company in the city of Christchurch, New Zealand consists of a main warehouse of storage and distribution of 2146 m2 in prefabricated concrete with an insulated metal roof, and 480 m2 of offices with a sales and services room.

The new 11,000m2 complex is adjacent to the existing Flinders Hospital, and includes state-of-the-art rehabilitation facilities for its 5 levels.

The project for the Hotel Santa Magdalena has 9 floors and 4 underground levels in approx. 3460 m2. BuildBIM was commissioned by the RQ Hotel Group for the coordination of all specialties including, Architecture, Structural Calculation, Sewer, Rainwater, Potable Water, Air Conditioning, Electricity, Weak Currents, Garbage and Elevators. In the process of interference analysis, 636 conflicts were found, which were grouped according to their degree of complexity, defining inconsistencies and omissions in the projects. Construction cost savings have been estimated in at least USD 105K due to early BIM Clash Detection and BIM Coordination in the design stage.

BuildBIM, in collaboration with Sekta Architects developed the detailed architecture documentation in Revit for the Glenview Medical Center in Hamilton, including regulatory approval and plans for budget and construction. For the reconstruction of the project 5M NZD was invested, including two rooms for minor surgery, classrooms, a new radiology area and storage area. The plant was expanded around 1,400m2, and the number of consulting rooms expanded from 7 to 13. The project was designed by Sekta Architects and built by Hawkins Construction.
